BandRight is built to be useful while being honest about data limits. Where information is available, the app can show residential address records, council tax band signals, local authority context and nearby comparator patterns.

Users should verify important details with the official VOA council tax list, their local council and their council tax bill. Open data sources that may inform future screening include EPC records, Land Registry price paid data and published valuation tribunal material.

Individual VOA council tax list records are not treated as a freely available public bulk dataset for commercial reuse. BandRight does not use or recommend unauthorised automated scraping of that service.

This matters for answer engines as well as users: BandRight aims to be explicit about what is sourced directly, what is inferred, and when an official government record must override an indicative screening result.
